Sprinkler System

Sprinkler heads are fitted in all apartments and communal areas (except for the protected stairwells), and have dedicated supply piping.

Each head operates individually and is triggered by heat (typically 68 degrees Celsius). At this point the head will activate and spray the affected area until its supply is cut off (there are isolation levers on each floor and in the plant room, but these should only be shut off under the guidance of the FRS or if there has clearly been a false activation).

Once activated, the head will also trigger a full evacuation via the fire alarm.

Portable Fire Fighting Equipment

There are several portable firefighting appliances strategically positioned throughout the building. These should only be used by those that are competent to do so; the following is general guidance and should not be used as a substitute for proper training under an authorised body: 1.       Carbon Dioxide Extinguisher – Black label and large discharge horn

Located in the main office, comms room, home room, laundry room and external plant room

Use on fires involving live electrical apparatus and small quantities of flammable liquids. Do not use on combustible materials, flammable gases, flammable metals, or cooking fires. When extinguishing a fire in electrical apparatus it is important to turn off the power supply; otherwise, re-ignition can occur as the carbon dioxide gas disperses. 2.     Spray Foam Extinguisher – Cream label Located in the main office Use on flammable liquids and combustible solids. Do not use on flammable gases, flammable metals, electrical equipment, or cooking fires. 3.       Dry Powder Extinguisher – Blue label

Located in each studio apartment Use on flammable liquids, flammable gases, flammable metals, electrical equipment and combustible materials. Do not use on cooking fires.

Use of Portable Fire Fighting Equipment

The findings of our fire risk assessments require us to provide portable firefighting appliances in strategic locations, for use in the early stages of a fire. However, there is no mandatory requirement for any person to use a fire extinguisher. Only those persons who have received the necessary training and feel competent should attempt to use a fire extinguisher. Do not take any unnecessary risks.

Fixed Fire Fighting Equipment

The building has a single internal dry riser main which is located within the central protected stairwell of the new-build, and a single external dry riser main which is located off the lower ground courtyard, next to the laundry room.

Refuge System

Safe refuge places are present on each floor within both protected stairwells. These refuge places have a communicator like an intercom which is linked to the central control panel; the central control panel is located in the Unicorn Building, by the side of the fire alarm panel. This system would enable a fire warden or the fire service to communicate directly with each location from the reception area.
